That’s the common question people ask those who don’t know North Cyprus History and its political situation. And the answer to this question is “yes!”. 

In years gone by changes to the law in recent years have helped to reduce the risks when buying property in North Cyprus, but significant some problems still remain in cases where properties are purchased from the wrong developers and locally unlicensed overseas estate agents. 

However, the TRNC government has changed the property buying process for noncitizens and now your property purchase / your investment is protected if you follow the right path. 

Before the title deeds to the property can be registered in your name, you will need to obtain what is called Permission to Purchase (often written as P2P in shorthand) from the TRNC Council of Ministers.  (It is rare for this to be denied – the only situation is usually if the prospective buyer has a police record in their country of origin.  This process is a positive one as it protects other TRNC residents by excluding those with a criminal history).  The timescale for obtaining this is currently around 6- 9 months, during which period your ownership is fully protected by the Registration of your contract of sale at the land registry, which must be carried out by your legal representative within 2 weeks of the contract being signed. If a clause is inserted into the contract, it is possible to resell your property before taking title – this is a feature that many investors take advantage of. 

Taxes, apart from stamp duty which is payable within 21 days of the date of the Contract, are usually payable right at the end of the transaction after your purchase permit has been granted and the title deeds are being transferred into your name. However, some vendors require VAT to be paid on the sale price at the date of delivery of possession of the property. This is usually for a new build direct from the construction company. 

The rates of tax are as follows: 

• Land Registry Transfer Fee - 6% (First time purchase 3%) 
• VAT – 5% 
• Stamp Duty – 0.5%
